Process for Submitting MarketReady Properties
MassEcon has assembled an advisory committee made up of real estate, permitting, and land use experts that will evaluate each property submission for market readiness. The committee meetings will be scheduled on an as needed basis, based on the number of submissions. Communities, real estate brokers, and developers can submit their existing land sites and buildings for potential inclusion in the Market Ready national promotion marketing program. Eligible sites can include those approved for 43D, Growth Districts, and any others.
The minimum criteria to use for screening potential candidate sites are listed below, with a strong emphasis on readiness.
For Land
(Readiness: permits and approvals can be issued within 180 days or less from submittal)
Currently being marketed by a developer or broker
Under single ownership, available for sale or lease, and price has been established
Water/sewer available to the site (no extensions needed), telecom, electric power and gas (optional)
Located within five miles of an interstate or other major limited access highway
Appropriately zoned; and MEPA process completed
Acreage must be able to support at least 100,000 square feet of build-out (contiguous)
For Office/Lab Buildings
(Readiness: move-in condition within 2-6 months, depending on company needs)
Currently being marketed by a developer or broker
Under single ownership and available for sale or lease (and price has been established)
Condition is either Class A or B
Full utilities available (water/sewer, telecom, electric power and gas (optional) service)
Adequate parking (3 spaces/1,000 sf), or in urban location adjacent to public transport
Within five miles of an interstate or other major limited access highway
Must have at least 50,000 (100,000 for Greater Boston region) square feet of contiguous space
For Industrial/Warehouse/Flex Space
(Readiness: move-in condition within 2-6 months, depending on company needs)
Currently being marketed by a developer or broker
Under single ownership and available for sale or lease, and price has been established
In good condition (clean, ready to view by prospective company)
Full utilities available (water/sewer, telecom, electric power and gas (optional) service)
Rail access optional but should be noted if available
Located within five miles of an interstate or other major limited access highway
Must have at least 50,000 (100,000 for Greater Boston region) square feet of contiguous space
